What is Home Watch?

Home Watch is defined as a visual inspection of a home or property, looking for obvious issues. The term is also often referred to as Absentee Homeowner Service (AHS) which provides services for unoccupied residences needing regular inspections or visits. These services are designed for second homes and rental property owners who are away, for example, in another city or state for extended periods of time. These services can also extend to real estate, including homes in escrow.

Home Watch is a valued service that provides assurance and protection for your home or property through regular on-site inspections. During these visits, we will look for signs of damage or danger, both immediate and potential. 

If you leave your seasonal home for several weeks, or months, and damage occurs, your insurance carrier most likely will ask for proof of someone watching your property. Check your Homeowners insurance policy. If you cannot provide proof, your claim can be denied and considered negligent. Water leaks can destroy your home and all items inside very quickly and be very costly.

We provide a detailed Home Watch Inspection Report completed for each inspection and displaying the condition of property with GPS log, date and time when the inspection was completed

Why you might need home watch:

  • You live seasonally in your second home
  • You have a vacation rental you would like checked on, especially in slower months
  • You have a home sitting vacant and your insurance requires regular visits
  • You want an emergency contact in case there’s an issue at your home
  • You will be out of town for days or weeks and need someone to check on your home
  • You are a realtor and need someone to regularly check on your vacant listings 
  • You are in need of maintenance and maintenance checks

Our home watch service includes as many inspections as you require per month.  We have price points to fit every need and budget.   Our Basic Service Package includes: 

  • Verify that all doors and windows are properly secure to minimize chance of break-ins.
  • Check for evidence of water leaks or damage and check for visual signs of mold and mildew.
  • Visual inspection for signs of insects and or rodents.
  • Check water heater, A/C or heating settings.
  • Run water through the plumbing systems to ensure traps do not dry up, run the dishwasher to preserve the seal, flush toilets, cycle the disposal and check appliances.
  • Check that main water valve is turned off after each inspection (unless otherwise requested by client).
  • Check electric panel for tripped breakers and make sure electric water heater breaker is turned off.
  • Visual inspection throughout property including lanai and garage.
  • Walk exterior perimeter of single-family homes to check screening, signs of vandalism, etc.
  • IMMEDIATE reporting to Client of any abnormalities found.
  • Provide referrals for cleanings, repairs and other services.

Additional visits or services can be added, including an expanded inspection after a storm, emergencies, being present for pest control, furniture delivery, various installations and concierge services tailored to your specific needs.
